I'm thinking about buying a house, when should I get an architect involved?
We are happy to accompany a client on a viewing FOC to give opinion and will charge hourly for subsequent meetings
the following are actual questions from a client-the response relates to a single storey extension to a detached victorian property
If the finalised plan is not approved by the planners, how will this affect the architect fees? It should be fine with the planners, if not we will redesign to meet their approval
Are there other services you would expect us to need e.g structural engineer? If so, how much should we budget for this. Struct eng £500-£1000, Building Inspector £500-£1000 Planning fee £200 Raynes Architecture Tender Services £1500-£2000 or Project Management by others £3000-£4000 – (you could do this yourself)
Could you remind me what the timescale would be to start the building tender process? I remember you saying we could do this before the planning outcome after building regs is done. Allow 6 moths from start of design process and 6 months on site
Will the finalised plan include where our fixture and fittings will go. What type of decisions will we need to make before the end of the finalised plan? Do you also make recommendations on building materials or is this something we agree with the builders. We'd like to put bifold doors at the back and I'm presuming this would need to be included in the plans? The building regs will include generic layouts for fixture and fittings, the builder will decide the final specification as it will depend on his supply chain. But we will pick up things like bifold doors
At the 2nd drawing stage could we include the space directly outside the extension to see how we can most effectively use the space? Yes
